Cleaning for homeowners’ associations in Amsterdam

Every resident walks through them daily: the entrance, the stairwell, the corridor to the storage room. These shared spaces determine how a building feels. Smartcleaners cleans them for homeowners’ associations (Dutch: VvE) in Amsterdam, with a regular team and agreements in writing.

VvE cleaning: lift buttons being cleaned in a communal stairwell

Which VvEs and property managers?

For homeowners’ associations and for property managers arranging the cleaning on behalf of a VvE. That can be a small walk-up building with one stairwell, or a complex with several entrances and long galleries. Also if you’re tired of constantly changing cleaners.

How we tackle the communal areas

We start with a walk-through, if possible together with someone from the board or the property manager. In it we decide which areas are included: entrance, hall, stairwells, corridors or galleries.

The team works from top to bottom. First handrails, doors and frames are wiped, then the stairs are swept or vacuumed and finally mopped. That way nobody walks dirt back over clean steps. In the entrance, the letterboxes, door section and floor mat get attention, because that’s where residents and visitors first see whether someone is taking care. We choose products to suit the surface, whether that’s natural stone, tiles or linoleum. The team is VCA-certified and works in line with the Dutch Working Conditions Act.

Frequency and agreements in writing

Many VvEs choose a weekly round, always with the same people and coordinated with the property manager. For a small building the rhythm can be lower, for a busy complex higher. Periodic jobs, such as the stairwell windows or a thorough floor clean, are added by agreement. Everything we agree is set out clearly in writing, so the board can tell residents exactly what happens when.

Buildings in and around Amsterdam

A walk-up building in Oost or West, an old building in the centre or a new build in Noord or Nieuw-West: we work all over Amsterdam. VvEs in the surrounding area, such as Amstelveen and Diemen, are also welcome to get in touch.

FAQ

Frequently asked questions

Who do you make agreements with, the board or the property manager?
Whoever the VvE appoints. That can be the chair, a committee or an external property manager. You keep one point of contact with us.
What if a resident has a question or comment?
Ideally it reaches us through the board or the property manager, so that agreements don’t get mixed up. We discuss it with the regular team and adjust the round if necessary.
Can you also clean the stairwell windows?
Yes. Window cleaning is a separate service, but it combines well with regular cleaning.
Do residents know when the team is coming?
If the VvE wishes, we’ll share the schedule so it can be displayed in the hall.
